FAQ's

How much does it cost?

The Mesa is priced starting at $120,000 (plus tax) with customization options to be added if desired. We have a structured payment schedule set up for each project outlined below:

1. $10,000 retainer upon signing the official Build Agreement

2. 20% deposit upon signing the Order Form

3. 40% first half Construction Payment

4. 40% second half Construction Payment + Customizations

5. Final invoice will be for shipping

During the consultation process, we work closely with each client in order to gain a clear understanding of the project cost and development. We are happy to answer any questions or concerns along the way. 

What is included in the cost?

Our structures are built to last with quality, modern design and functionality in mind.  When you order our tiny home, it is rolled on site completely finished and ready for you.  This includes a finished exterior with roofing, siding, windows, and doors. The interior includes spray foam insulated 2x4 walls with beautifully finished baltic birch wall panels, plumbing and electrical and all fixtures, a full bathroom with walk-in shower, kitchen with floor to ceiling cabinets, appliances, and ample storage space.  

What is not included?

This is a fully finished, live-in ready home. Price does not include: site cost and work needed to connect to utilities such as electrical, water, and sewer.  Please ask us if you have questions regarding these items. 

Is shipping included?

Shipping is not included in the sales price and depends on the  destination. We advise our customers to budget anywhere from $2,500 USD to $15,000 USD per project. 

Where do you ship?

We ship anywhere throughout the United States (excluding Hawaii) and Canada. 

Is it customizable?

Yes, we provide a few options to customize your build for an additional price. Click here to view. 

How long does the process take from the initial agreement to the completed project?

From initial consultation to on-site shipping, the process can take anywhere from 6-12 months. 

Customers should consider the timeline for processing permit applications which varies by jurisdiction and can typically take anywhere from 1-4 months. Before the home arrives on-site, all site preparation and infrastructure work should be completed. 

Does it require a building permit?

Depending on your location and zoning, you may be required to get a building permit. We offer assistance during this process and provide the necessary specs and documentation needed. 

What do I use for the foundation?

Our tiny home is built on a custom metal trailer with wheels. Four leveling jacks are included and attached to the frame. Typically, a leveled pad would be installed to place the home on. We recommend that insulation be added around the base of the home in colder climates. Additional blocking can also be added for more support. 

Do you provide site construction and assistance with utility connections?

Depending on your location, we can assist with site work and utilities for an additional cost. We can also assist with finding contractors in your area to do this as well. 

What is the insulation value?

We use a closed-cell spray foam that is an R-21 insulation value in the walls and R-35 Insulation value in the ceiling. We currently have multiple tiny homes in Northern Minnesota that have performed very efficiently throughout the cold winters that can reach temps as low as -40 degrees Farenheit. 

Do you provide financing?

We do not provide financing and recommend that our customers find a local lender or financing company to assist them with their financing needs. Please reach out to us as we do have financing partners that we would be happy to connect you with. 

Is there a warranty?

We provide a limited warranty against manufacturing defects on the wood structure and design. Doors, windows, roofing, and exterior materials are covered under individual manufacturer warranties. If you are using a General Contractor for your project, they will provide you with a standard construction warranty which depends upon regional requirements. We stand behind our work and if issues arise, we will do everything we can to make sure they are taken care of.

What system do you use for heating and cooling?

For mild climates, we install a mini-split ductless heating and cooling system. For colder climates, we install an additional electric wall heater.

What if I only want to purchase the blueprints?

If you simply want the house plans and aren't ready for the building process quite yet, we offer those as well. Click here to learn more.
